Roof inspection
A real walk of the roof and the attic underneath it, written up and handed to you, not a five-minute look from the driveway followed by a pitch. Free, and yours to keep even if you never call us again.
What we actually check
Surface
The condition of the tile, shingle, foam coating, or metal itself. Cracking, granule loss, chalking, loose fasteners, whatever applies to what's on your roof.
Flashing & penetrations
Every point water has a chance to get in. Valleys, pipe boots, vents, and where the roof meets a wall or parapet.
Attic & ventilation
Intake and exhaust balance, insulation condition, and any sign of past moisture. The roof's condition from underneath, which the ground never shows you.
Deck & structure
Soft spots, sagging, or delamination where accessible. The part everything else sits on, and the one thing no surface repair can fix.
What you walk away with
A written, itemized report. What we found, where, and what condition it's in, with photos of anything specific enough to need one. If we recommend work, the report says why in plain terms, and you're free to take it to another contractor for a second opinion. It's your document, not a sales tool we take back.
What 'free' does and doesn't include
Free covers the visual inspection itself: walking the roof and the attic, and the written report that comes out of it. It doesn't include destructive testing. Cutting into the deck to check what's underneath, or a certified report formatted for a lender or insurer's specific requirements, which is a different, paid deliverable if you need one.
The two reasons people usually call
Before listing a house, so you know what's in the report before a buyer's inspector finds it first and it becomes a negotiating point instead of a planned repair. And after a storm, to get an honest read on whether what you're looking at is storm damage worth a claim or ordinary wear that happened to coincide with one. Either way, the inspection itself doesn't change. We look at the same things regardless of why you called.
Questions we get asked
Is it really free, no strings attached?
Yes. You get the walk-through and the written report whether or not you ever hire us for anything else.
How long does it take?
Most single-family homes run about 30 minutes for the roof and attic combined. We'll tell you on-site if we think something needs a closer, longer look.
Can I get a report for my mortgage lender or insurance company?
Some lenders and insurers want a specific certified format rather than a general inspection report.
Do you charge for a re-inspection after repairs?
Call and ask. It depends on how much time has passed and what changed. We'd rather quote it honestly than bury a fee in fine print.
