Roof replacement

A full tear-off and rebuild, done in 2-3 days for most Valley homes. Tile, shingle, foam, or metal, and a straight answer about whether you actually need one yet.

Tear-off in progress from the street, decking going down and bundles staged on the roof

When a repair stops making sense

Plenty of roofs we look at don't need replacing. We'll tell you that, because a repair we do well today is a replacement we do in five years, and we'd rather have both.

Replacement is usually the right call when:

  • The underlayment is at end of life, not just the surface, common on Valley tile roofs at the 20–25 year mark, even when the tile still looks perfect.
  • There are leaks in more than one plane, which almost always means the system failed rather than a spot.
  • Decking is soft or delaminated, which no surface repair can address.
  • You're filing a storm claim and the carrier has approved a full replacement.
  • You're selling, and the inspection report is about to cost you more in negotiation than the roof costs to fix.

One of ours, start to finish

Old shingle roof with whole sections blown off down to the bare deck
Before: sections gone to bare deck
Tear-off down to the rafters with the decking opened up and new shingle bundles staged on the ridge
Torn off to the rafters
Finished architectural shingle roof along the ridge, rooftop unit flashed in
New architectural shingle, finished

What a replacement actually includes

Every proposal we write is itemized, and every material is named. You should be able to look up the underlayment we quoted and read its spec sheet. If a contractor won't tell you the brand, there's a reason.

  • Complete tear-off and haul-off of the existing system
  • Deck inspection, with any rotted sheathing replaced and shown to you before it's covered
  • New underlayment, flashing, valley metal, and pipe boots. Never reused
  • New surface material, installed to the manufacturer's spec so the warranty holds
  • Ventilation corrected if it's wrong, because that's what killed the last roof
  • Daily cleanup, magnet sweep of the yard and drive, final walk with you

What it costs

Honest answer: it depends on square footage, pitch, material, how many layers come off, and what the deck looks like underneath. Anyone who quotes you over the phone is guessing. The inspection is free and the number that comes out of it is real.

Questions we get asked

How long does it take?

Most single-family homes in the Valley run 2-3 days from tear-off to final walk. Tile takes longer than shingle. Weather in monsoon season can add a day; we'll tell you before we start rather than after.

Do I need to move out?

No. It's loud and there will be a dumpster in your driveway, but you can live in the house the whole time. We'll let you know which days are the loud ones so you can plan around them if you work from home.

Will my insurance cover it?

If the damage came from a storm event, often yes. Age and normal wear, generally no. We'll document what we find either way and tell you honestly which one you're looking at. Filing a claim that gets denied can affect your policy, so it's not a decision to make casually.

What happens if you find rot?

We stop, photograph it, and show you before we cover it up. Decking replacement is priced per sheet in your original proposal, so there's no surprise number. You already know what it costs before we find it.
