Flat roofs, HOAs, and property managers.
Different buildings, different paperwork, same contractor. Commercial work runs on schedules and condition reports rather than a single decision at a kitchen table, and we price it that way.
What we handle
Systems, not just materials.
- TPO, mod-bit and single-ply systems: new installs, tear-offs, and seam repair on existing membrane.
- Foam and elastomeric recoating programs: the maintained-system approach, on a schedule rather than after a leak. See foam & flat roofing for how the system actually works.
- Scheduled maintenance with annual condition reports: written, photographed, and useful at budget time.
- HOA and property-management portfolios: priced by property, so a board can compare buildings against each other rather than one number for everything.
How commercial differs
The building keeps operating while we work.
Survey
We walk the whole roof, core where we need to, and put the condition in writing with photographs before anyone talks about scope.
Scope & schedule
An itemised proposal against a work schedule that respects tenants, access hours and whatever is running below the deck.
Phased build
Sections closed and made watertight the same day they are opened. Nothing is left open overnight in monsoon season.
Report & handover
Close-out documentation, warranty paperwork, and the maintenance interval the system needs to hold that warranty.
Before you call
What we'll need from you.
Roof age and any records of previous work, the membrane or system if you know it, access constraints, and whether this is a leak you need stopped now or a capital-planning question for next budget cycle. Those are different jobs and we quote them differently.
